A Checking Balance Is Not the Same as an Allowed Source
Mortgage staff are not finished when a statement shows a large enough number. Many files still have to show that the money fits a source the program permits and that the paper matches the story you tell.
Paycheck deposits leave a trail of ordinary income. A lump that arrived from a lender on a Tuesday has a different trail, even after you shift it into a savings account with a calmer name. Leaving that cash untouched for several weeks, or splitting it across two banks, does not turn it into wages. Ask whether this program allows that origin and which statements, notes, or letters they will collect. Making the deposit look older is the wrong project.
The Fannie Mae Limit on Unsecured Personal Borrowing
When a mortgage follows the Selling Guide from Fannie Mae, section B3-4.3-17 draws a hard line. An unsecured personal loan cannot supply the cash the buyer brings toward the purchase price. That section also refuses the same origin for amounts due at closing and for funds the file must still show as reserves afterward.
The guide illustrates that category with a signature-only loan, available credit on a card, and an overdraft cushion. Those examples are not every product name on the market.
The citation is a selling requirement for loans that follow that guide, not a criminal statute and not proof that every U.S. home loan copies it. A government-backed program, a portfolio loan, or an extra house rule can differ. Ask which standard your application uses.
Relabeling the Same Cash as Closing Money or Reserves
Cash due on a purchase is larger than the down-payment line. Title work, prepaid taxes, the first insurance setup, and other table charges can sit beside it. Some programs also want a cushion left once those items are covered. Guides often call that leftover cushion reserves.
A familiar stumble is to accept the limit on purchase cash and then aim the same unsecured proceeds at the other two jobs. Section B3-4.3-17 already places charges due at closing, and the reserve cushion, beside the buyer’s contribution to price. Renaming the wire does not invent a permitted origin. If you have already been told the proceeds cannot cover the price contribution, ask about the other two jobs out loud. Silence about table charges is not permission to park the loan there.
The Monthly Bill Can Matter When the Cash Is for Something Else
A second problem shows up when the personal loan is for a sofa, a truck, or a repair rather than the house. The note usually adds a scheduled bill, and reviewers often count debts opened while the purchase is still pending. No one can promise that bill will sink the mortgage, and no one should assume it will be ignored. Income, other debt, the program, and the closing calendar all matter.
Before you accept an installment offer, ask the mortgage side:
- Must the new account be listed, and which papers show the balance and payment?
- Will that payment sit inside the debts the reviewer uses?
- Could it shrink the price or loan size the file supports?
- Would the file need another pass after the account opens?
- Is new credit discouraged in the weeks before closing?
- Does the program limit spending of personal-loan proceeds outside the purchase cash?
Answer those with the people on your file, not a forum. Furniture or a move that is not required for keys often waits until the mortgage has funded.
Hypothetical: The Alvarez Family and a $7,500 Gap
Hypothetical household. The Alvarez story is invented, with no interest rate, score cutoff, fee, or approval guess.
Elena and Marco are under contract on a small house. Savings were meant to cover cash at signing. Two weeks before the inspection, a landlord kept a deposit they had counted, leaving a gap of about $7,500. Marco takes an unsecured personal loan, deposits it, and plans to let it sit so the next statement looks ordinary.
The mortgage company pulls fresh statements, sees the credit, and asks for the loan agreement. Because the file uses the Fannie Mae section above, that borrowing cannot cover their price contribution, table charges, or the leftover cushion. Quiet days in the account did not change the start.
They phone the same afternoon with the date, the amount, the account, and confirmation that nothing was spent. They ask which other origins are still allowed. They do not describe the deposit as a gift. The next step depends on the whole file and where the deal stands.
Places Buyers Look Besides an Unsecured Loan
Nothing on a generic list replaces your program’s rulebook. Buyers ask about their own savings, a gift with the paperwork that program requires, help from a buyer-assistance effort, cash from selling a car or an investment, or a loan tied to property they already own. Each path has its own papers.
A yes on one collateralized product is not a yes for every loan that mentions collateral. Get the company to name the section it is using before you move money or add a payment.
If the personal loan is already open, disclose the date, amount, location of the proceeds, any spending, the payment, and the purpose. GameBank cannot say the mortgage stays eligible. Paying the loan off, or moving cash around, only to hide the start is the wrong fix.
Checklist and Mistakes That Show Up on Purchase Files
Before signing a personal-loan contract during an open mortgage, confirm:
- Which program this file uses.
- Whether personal-loan proceeds are allowed for your purpose.
- Which origins can cover the price contribution and signing costs.
- Which deposits need a letter and backup papers.
- How one more monthly payment would be counted, and whether credit is checked again.
- Whether a new account could move the closing date.
- Whether the personal-loan company allows the use.
- The rate, charges, payment, length, and total repayment on the agreement. Rates & Fees defines those words and is not your quote.
- Whether a no-new-debt source should come first.
Topic-specific mistakes include hiding a deposit’s origin, labeling a loan as a gift, omitting a new debt from a requested form, treating a rested balance as sourceless, signing first, and treating a web claim as your program’s guide.
Questions Buyers Raise After They Read the Rule
Can a signature loan supply purchase cash under this Fannie Mae section?
No. Where section B3-4.3-17 applies, unsecured personal borrowing cannot cover the buyer’s price contribution, charges due at closing, or the reserve cushion. A signature loan is one example named there.
If the loan will not be sold to Fannie Mae, can I ignore that section?
Not by assumption. Another investor, a government program, or a house rule may govern instead, and it may be stricter. Ask which standard controls this application.
If the proceeds sit in savings for a while, does the origin disappear?
No. An account nickname and quiet days do not replace where the money came from. Ask whether the program allows the deposit and how to document it.
Can a personal loan used only for movers still show up in mortgage review?
Yes. The cash might never touch the purchase while the new payment still enters the debt tally. The effect on numbers or timing depends on your file. This is not a promise of denial or approval.
Can GameBank clear the funds source or approve the home loan?
No. It accepts personal-loan requests and may refer them to participating providers. It does not underwrite mortgages or decide whether a purchase file stays eligible. Check the offer for whether that provider allows your use.
